Every aspect of our approach to development is about supporting the things that matter – low carbon design, homes designed to promote health and happiness, standing beside local businesses, and bringing community to the fore. We’re in it for the long haul and the common good.
Guided by strong values and working towards BCorp certification, Picture This is committed to remaining custodians of our developments. We want our values to continue to make a difference for years to come.
Of course, for these good things to happen we know it’s essential that our development partners, communities and neighbourhoods can all thrive through the way we work.
So Picture This is a model that’s driven by two commercially-savvy realists. Founders Shannon and Mike have over 35 years’ combined development experience, with quite a few industry accolades accrued along the way. If you share our desire to see sustainable communities built in the right place, in the right way, we’d love to tell you more.

Our first Picture This community is centrally located in Stockport town centre, a stone’s throw from it’s cultural heart, The Underbanks. Stockport is quickly establishing a name for itself as delivering a hipper, laid back version of city centre living. Sit on a train for 10 minutes and you can choose to be in Manchester City Centre, or the rolling hills of the Peak District.
Picture This Stockport will offer 245 rental apartments with roof spaces to grow produce, line-dry washing and meet friends, a community laundrette and a neighbourhood hub. All apartments are designed to meet the needs of residents aged 0 – 100, including 22 wheelchair friendly apartments.
We are designing a Passivhaus Low Energy scheme, not only because we are taking responsibility for our carbon consumption, but also to ensure our tenants have lower bills.
We are sticking around! Picture This will manage the building and the tenant experience, using a human approach supported by intuitive technology to drive sustainability and reduce waste. We want to be a good neighbour so local businesses, creatives and CICs are all part of our long term approach to management.
With JV partner Progressive Living, we have secured brownfield grant from the Combined Authority, and have submitted our planning application. We hope to be onsite later this year.
We have formed a strategic development partnership with Ion Property Developments.
Our first project together will be Hind Street Urban Garden Village, a low carbon neighbourhood in Birkenhead which will deliver 1,600 homes, commercial uses and a new high level linear park, Dock Branch Park South.
Hind Street provides an exciting opportunity for Picture This to support Ion deliver an exemplar residential village with strong environmental and social credentials.
Stephen Parry, Managing Director, Ion Developments said: “Picture This bring extensive residential experience to support us at Hind Street. Its contribution to design, strategic phasing, multi-tenure funding and delivery, place making and user engagement will complement our ambition to deliver a multi-generational, green urban neighbourhood in Birkenhead. We recognise the Picture This approach could be a perfect addition to other projects, bringing added value to mixed use developments.
Last month Ion gained planning approval for the scheme, which is located on the site of a former gasworks and railway siding. This comes after Wirral Council, working with Ion, secured £51m of funding from the Liverpool City Region Combined Authority and Homes England for the scheme.
Phase One of Hind Street is expected to be underway by summer and will include remediation, the delivery of Dock Branch Park South, 633 homes and 14,000 sqft of commercial space developed.
